THE ELEGANT WAY TO MEET HIGH STANDARDS

When you move into a new office, you normally have to make a few compromises. It's tough to find a building that is not only modern, prestigious and well connected, but also gives you the freedom to flexibly arrange the interior space.

SkyLoop is that building. Alongside its striking and contemporary design, this prestigious new construction at the Stuttgart Airport City development gives your business the flexible space arrangements it needs to do amazing work.

The SkyLoop has a total rental space of 38,100 m² (410,100 ft²), spread across three structures of different height and size that merge into each other. The rental space consists of 33,100 m² (356,300 ft²) of office space, 4,000 m² (43,000 ft²) of storage space and 1,000 m² (10,800 ft²) for service facilities. The building also offers around 400 parking spaces, located mostly below ground in the dedicated underground parking garage.

OFFICE RENTAL UNITS AND STORAGE SPACEROOM FOR EVERYONE AND EVERYTHING

The office spaces still available are located in section A of the building, between the first floor and the 6th floor. They stretch across a total floor space of 8,250 m² (88,800 ft2), with most offices offering fantastic views to the west. Each floor has between 1,122 and 1,426 m² (12,100 and 15,350 ft2) of free space.

Smaller rental units from around 411 m² (4,400 ft²) are available on the first and second floors. Larger leases of 1,426 m² (15,500 ft²) and above are envisaged for the upper floors. The flexible building service facilities allow you to create large, open-plan offices, small office islands or separate individual offices. You decide what you need and we'll make it happen.

The first basement floor mostly houses the technical and service facilities, as well as storage space.

ACCESS TO THE SKYLOOP WELCOMING, CONVENIENT, SECURE

Visitors to the SkyLoop access the building through one of the two lavish entrance areas in section A (Flughafenstrasse 59) or B (Flughafenstrasse 61), experiencing the inspiring atmosphere of this striking architecture from the moment they step inside.

The entrance to section B is used exclusively by the main tenant of the SkyLoop, the auditing and consulting company Ernst & Young. As a forward-thinking company, Ernst & Young has already leased all of sections B and C for its new German headquarters. You too can exploit the potential of this cutting-edge property! Approximately 8,250 m² (88,802 ft2) of space is still available, secure your spot now!

The entrance to section A is no less impressive than that in section B. It provides a large and elegant foyer, with the option of a staffed reception if required. From the foyer, visitors can conveniently access the individual floors using the stairs or elevators. The underground parking garage has its own separate elevator, and is also used to access the storage areas. Also accessible from the foyer is the courtyard for section A. Thanks to a membrane roof, visitors can cross the courtyard even on a rainy day without getting their feet wet.

There is also a small side entrance for the rental units on the northern side of section A. This entrance has a separate stairwell and two additional elevators that link the first basement floor and storage areas with the upper floors.

Both the main and side entrances in section A have a bell system with intercom. Access to the building is also regulated by automated access control readers. This ensures both a warm and secure welcome.

PARKING THE LONG SEARCH IS OVER

The underground parking garage runs beneath ground level parallel to Flughafenstrasse, and offers 374 parking spaces (each 2.5 m/8.3 ft wide) spread across three floors. The split level system creates five half-floor offset parking levels. 104 parking spaces are still available for lease, with the number of leasable spaces linked to the leased office space.

Access to the parking garage is regulated via a barrier system and high-speed door, controlled using access keys or the intercom.

A further 19 parking spaces are planned for the outdoor area, in addition to the spaces in the underground parking garage. Five of these are still available. The airport offers additional parking spaces should these be required. With a total of 11,000 parking spaces across the entire Stuttgart Airport City development, the endless search for a parking space won't be a problem.
